Terms of Service

Effective date: 15 July 2026

These Terms of Service ("Terms") govern your access to and use of the Urban Tribe platform, including our website at urbantribe.io and any related services (collectively, the "Platform"). By creating an account or using the Platform you agree to these Terms. If you do not agree, do not use the Platform.

The Platform is operated by Urban Tribe, a company registered in Ireland. References to "we", "us" or "our" mean Urban Tribe.

1. Eligibility

You must be at least 18 years old to create an account and use the Platform.

By registering, you confirm that all information you provide is accurate, current and complete.

We may refuse, suspend or terminate accounts that we reasonably believe belong to persons under 18 or that contain false information.

The Platform is intended for lawful personal use in connection with renting, subletting or finding accommodation in Ireland. Commercial or bulk listing activity may require a separate agreement.

2. Your account

You are responsible for keeping your login credentials confidential. Do not share your password with any third party.

You are responsible for all activity that occurs under your account, whether or not you authorised it.

Notify us immediately at legal@urbantribe.io if you suspect unauthorised access to your account.

You may not create more than one personal account. We may merge or remove duplicate accounts at our discretion.

3. Listings and content

Landlords, tenants and hosts who publish listings ("Hosts") represent that they have the legal right to offer the accommodation described.

All listings must comply with applicable Irish law, including but not limited to the Residential Tenancies Acts 2004–2022, the Prohibition of Letting Discrimination (Hal v Tesco ruling guidance), and advertising standards.

Listings must include accurate information about price (monthly, in EUR), bills included or excluded, BER rating (legally required under SI No. 243 of 2012), and minimum tenancy duration (6 years for new tenancies from March 2026 under the Residential Tenancies (Amendment) Act 2025 unless an exemption applies).

You may not post listings for properties you do not have authority to let, nor may you demand any payment (deposit or advance rent) before a viewing is confirmed through the Platform.

We reserve the right to remove listings that we believe are fraudulent, misleading, in breach of these Terms or harmful to users.

By submitting content (photos, descriptions, videos) to the Platform, you grant us a worldwide, non-exclusive, royalty-free licence to store, display and distribute that content solely for the purpose of operating the Platform. You retain all ownership rights.

4. Prohibited conduct

You must not use the Platform to:

Post false, misleading or fraudulent listings or profiles.
Advertise accommodation at a price below market value as bait to collect personal data or payments.
Request or accept any payment before a viewing is confirmed ("advance fee fraud").
Discriminate against prospective tenants on grounds prohibited by the Equal Status Acts 2000–2018 (gender, civil status, family status, sexual orientation, religion, age, disability, race, or membership of the Traveller community).
Collect, scrape or harvest personal data from other users without their explicit consent.
Upload malicious code, conduct phishing attacks or interfere with the Platform's infrastructure.
Use automated bots, scripts or crawlers to access or interact with the Platform.
Circumvent or attempt to circumvent any security or authentication feature.
Impersonate another person or entity.
Use the Platform for any purpose other than finding or listing accommodation in Ireland.

5. Viewings and communications

Exact addresses are revealed only after a viewing is confirmed by the Host. Until then, only the general area is shown.

Chat between tenants and Hosts is masked — personal contact details (phone numbers, external email addresses) must not be shared until a viewing is confirmed. We may remove messages that contain such details before a viewing is confirmed.

Urban Tribe is not a party to any rental agreement concluded between a tenant and a Host. We do not guarantee the accuracy of listings, the conduct of any user, or the outcome of any viewing or tenancy.

6. Platform fees

Urban Tribe charges a platform service fee for facilitating connections between Hosts and tenants. The fee is applied to each monthly licence or rent payment processed through the Platform:

Host (Licensor / landlord)	8%	Deducted from each monthly payment before it is released to the Host.
Tenant (Licensee / room seeker)	5%	Added on top of the agreed monthly rent and collected at the time of payment.

Fees are shown clearly before you confirm any payment or listing. By proceeding you confirm you have read and accepted the applicable fee.

Platform fees are non-refundable once a payment cycle has been processed, except where Urban Tribe has materially failed its platform obligations as described in the Shared Responsibility Model.

Fees may be updated with at least 30 days' notice to registered users. Continued use of the Platform after the effective date of a fee change constitutes acceptance.

7. Reviews

Reviews must be honest and based on genuine first-hand experience. Fake, incentivised or retaliatory reviews are prohibited.

We may remove reviews that violate these Terms or that we reasonably believe are fraudulent.

You grant us a perpetual, royalty-free licence to display reviews associated with your profile on the Platform.

8. Intellectual property

The Urban Tribe name, logo, design, software and all original content on the Platform are owned by or licensed to Urban Tribe and are protected by Irish and EU intellectual property law.

You may not copy, adapt, reverse-engineer or distribute any part of the Platform without our prior written consent.

9. Disclaimers and limitation of liability

The Platform is provided "as is" and "as available". We make no warranties, express or implied, regarding the Platform's fitness for any particular purpose, accuracy of listings or uninterrupted availability.

Urban Tribe is a marketplace connecting tenants and Hosts. We do not verify the identity of every user, conduct physical inspections of properties, or guarantee that listings comply with planning permission or tenancy law. Users should carry out their own due diligence.

To the maximum extent permitted by Irish law, our total liability to you for any claim arising out of or related to these Terms or the Platform shall not exceed the greater of: (a) €100; or (b) the amount you paid us in the 12 months preceding the claim.

Nothing in these Terms limits liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under Irish law.

10. Termination

You may delete your account at any time from your profile settings. Deletion removes your public profile and listings; some data may be retained as required by law or for legitimate business purposes (see our Privacy Policy).

We may suspend or terminate your account at any time if we reasonably believe you have breached these Terms, are engaged in fraudulent activity, or for other legitimate operational reasons. We will notify you unless doing so would compromise a fraud investigation or is otherwise required by law.

Sections 4, 8, 9 and 11 survive termination of your account.

11. Governing law and disputes

These Terms are governed by the laws of Ireland.

Any dispute arising from these Terms shall first be referred to informal resolution by emailing us at legal@urbantribe.io. If unresolved after 30 days, disputes shall be subject to the exclusive jurisdiction of the courts of Ireland.

If you are a consumer in the EU, you may also refer disputes to the Online Dispute Resolution platform operated by the European Commission (ec.europa.eu/odr).

12. Changes to these Terms

We may update these Terms from time to time. We will notify registered users of material changes by email or in-app notification at least 30 days before the change takes effect.

Continued use of the Platform after the effective date constitutes acceptance of the revised Terms. If you do not accept the revised Terms, you must stop using the Platform and may delete your account.
